How do you get the ENFIA tax discount with home insurance?

PolicyWallet editorial teamUpdated: 21 October 20266 min read

Home insurance may reduce your ENFIA property tax if it meets AADE’s conditions. You need earthquake, fire and flood cover for the required period and amount. Your insurer sends the details to AADE. You check the application and link the policy to your home.

What are the conditions for the ENFIA discount?

Having home insurance alone is not enough for the reduction. The conditions below must all be met. Also check AADE’s instructions for your application year:

  • Coverage of all three risks: earthquake, fire, and flood. If even one is missing, there is no discount.
  • Minimum insured duration of three months within the previous year — for less than a full year, the discount is prorated.
  • For ENFIA 2026, AADE uses a reconstruction value of €900 per square metre. The insured amount must cover the value calculated under that rule. This tax measure is not an estimate of your home's actual rebuilding cost.

How large is the discount today?

The reduction is 20% for a home with a taxable value up to €500,000 and 10% above that amount. The full rates require insurance throughout 2025. For a shorter period of at least three months, the reduction is proportional.

How is the insurance reported to AADE?

Apply through myAADE's insured-home ENFIA reduction service. The insurer submits insurance data. You check the information, link the home to all relevant policies and declare any co-owners. Follow AADE's deadlines for the application year.

How do you check that your policy qualifies?

Open your policy's coverage table and look for earthquake, fire, and flood explicitly listed among the covered perils — not in the optional add-ons or the exclusions. Also check the insured building sum against your square meters. Alternatively, upload the policy PDF to PolicyWallet: the AI analysis shows you which perils the policy names, so you can see whether one of the three ENFIA-discount perils is missing — and, provided the document states both amounts, whether the insured sum falls below the reconstruction cost.

Frequently asked questions

Does the ENFIA discount apply if the policy only covers fire?

No. Cumulative coverage of all three risks — earthquake, fire, and flood — is required. A fire-only policy does not qualify.

Do I need to apply for the ENFIA discount?

Yes. The insurer's data submission does not replace your myAADE application. Check the home, policies and co-owners following AADE's instructions.

Is home insurance worth it just for the discount?

The ENFIA reduction is one part of the cost. Also check the cover, limits and your share of a claim. The choice depends on your home and needs.
